Do you know the differences between VIS and non-VIS housing?
When it comes to buying a home, several terms can raise questions — one of them being the acronyms VIS and Non-VIS.

On one hand, VIS housing stands for “Vivienda de Interés Social” or Social Interest Housing. These are properties supported by different government and institutional programs, such as state subsidies, compensation fund benefits, and lower mortgage interest rates. VIS homes also have certain characteristics — one of the main ones being that their price must be equal to or lower than 135 to 150 legal monthly minimum wages (SMMLV), and that they typically include basic finishes (gray work).
On the other hand, Non-VIS housing refers to properties that are not classified as social interest housing, meaning their price is determined by market conditions. This segment offers a broader range of options, such as apartments, houses, duplexes, and lots. Non-VIS homes often feature high-end details, such as home automation systems, more parking spaces, and luxury finishes.
In some cases, Non-VIS housing may also benefit from government subsidies, although these are not always available, as they depend on the country’s macroeconomic conditions.
